As master developer of the four inner-city precincts above the new Cross River Rail underground rail network, we are focused on cementing Brisbane’s status as a world-class city and amplifying the value of the Queensland Government’s multi-billion dollar Cross River Rail investment.

As one of Australia’s largest urban renewal infrastructure programs, its scale ~one million sqm of inner-city land – gives us an opportunity many other global cities have not enjoyed. 

At QIC we take a long-term view in everything we do. While each precinct will be unique, a core set of planning principles including ease of movement, connection, vibrancy, culture, design with First Nations, sustainability, social cohesion and safety, are fundamental to our thinking. 

The transformational project will integrate sustainable development practices and prioritise inclusivity by:

  • incorporating First Nations knowledge and cultural heritage into the designs, ensuring the development respects and celebrates First Nations history and presence
  • embracing environmental stewardship through green building practices and green spaces
  • providing affordable housing, a key component of the program, to foster a diverse and vibrant community.

The four city-shaping mixed-use precincts will ultimately unlock economic value, spark powerful innovation and provide compelling lifestyle experiences. 

QIC’s global track record in multi-billion-dollar infrastructure, retail and mixed-use development, as well as in private and venture capital funding, equip us to deliver this transformational urban renewal for Brisbane. 

 

Our work will complement the planning for the Brisbane 2032 Olympic and Paralympic Games and ensure a powerful legacy for Queensland.

 

 
Boggo Road

Serving as an important hub for health, education, translational biomedical and environmental sciences and enabling technologies, Boggo Road Innovation Precint has a proven track record of success, achieving commercial outcomes and a reputation for scientific breakthroughs.

 

Aligned with State and Federal policy and actively guided and supported by a robust governance structure, Boggo Road Innovation Precinct will generate the next wave of innovation in healthcare and science.

Woolloongabba

With a long history in trade and industry, and home to “The Gabba”, Woolloongabba is a community with a deep connection to business, sport and healthy lifestyles.

 

Our vision is to cement Woolloongabba as Brisbane’s global exemplar of active inner-city lifestyles.

 

Our proposed master plan will revitalise this historic inner-city precinct. We will connect existing community hubs and create a more cohesive sense of place. A mix of housing (including affordable housing) commercial, retail and public uses will make living, working and playing in this inner-city neighbourhood possible for everyone.

Albert Street

101 Albert will be a new landmark commercial tower, comprising of next-generation office accommodation, an enticing public realm, café, restaurant and retail shops. The development will become the front door for the more than 67,000 commuters expected to use the new Albert Street Station every weekday by 2036.

 

Inspired by Brisbane’s climate and cultural heritage, 101 Albert will set a new standard for high-rise development in Brisbane and beyond. The development combines a program that generates vibrant activity at street and lower levels, while delivering highly efficient commercial workspace floors above.

 

101 Albert will revitalise Brisbane’s midtown, connect Eagle Street Pier and Queen’s Wharf and be the centrepiece for the CBD’s ‘Green Spine’ running from the City Botanic Gardens to Roma Street Parklands.

Roma Street

Opening the door to Brisbane and creating a lively inner-city hub is the focus of the Roma Street Precinct. Since 1875, Roma Street Station has been Brisbane’s central transport hub, welcoming residents and visitors from across Queensland, Australia and the globe.

 

Our planning will revitalise this gateway to the city. We are excited about the opportunity to revolutionise the arrival experience in Brisbane to make it something visitors and commuters will remember long after they have returned home.

 

Connecting existing community hubs is central to our vision for Roma Street. The new precinct is proposed to feature uses including residential, entertainment, hotels, education and technology.

 

The central entertainment venue Brisbane is waiting for — the new Brisbane Live Arena — is anticipated for the new Roma Street Precinct so Queenslanders can enjoy world-class entertainment.
