Deborah Coakley is the Managing Director of Real Estate at QIC, shaping real estate investment and business strategies to meet the needs and expectations of our investors, partners, and the communities we serve. She has more than 25 years’ experience in management roles gained in organisations such as Dexus, Deloitte, Qantas and Alexander Mann Solutions. Deb is also a National Vice President of the Property Council of Australia and a member of their Capital Markets Division, and a Non-Executive Director of the Children’s Cancer Institute. She holds a Bachelor of Business degree from University of Technology Sydney (BBus) and is a graduate of the Australian Institute of Company Directors (GAICD). She is based in Sydney.

Luke leads the long-term and tactical leasing of our flagship assets and mixed-use development projects across Australia, maximising yield and optimising the customer experience through a diversified tenant mix. He heads a 90+ strong team responsible for ~ AU$200m per year in rental transactions and plays a pivotal role in directing customer relevant remixing across the portfolio and bringing our town centre strategy to life. He is based in Sydney.

With more than 20 years’ real estate investment experience, James’ deep understanding of the investment markets in Australia and institutional real estate investor mandates enables QIC to match capital with product. In his role, James sources product in accordance with investment strategies and provides recommendations on pricing, strategy and execution, while managing the fund-raising process and activities to completion.
Melissa Schulz

General Manager, Sustainability
With nearly 25 years' experience in environmental management, community investment and corporate sustainability, Melissa is responsible for providing leadership on ESG strategy and execution across all of QIC’s real estate functions at both a fund and asset level. Melissa holds a Bachelor of Science (Hons) from The University of Melbourne, a Master of Corporate Sustainability Management from Monash University and is a Graduate Member of the Australian Institute of Company Directors Course.

Director – Development
Responsible for delivering major urban regeneration projects in Australia, Singapore and Malaysia, Chris Brown has extensive experience in masterplanning, development management, project management and construction. As Director, Development, Chris is responsible for the development pipeline for all QIC Real Estate’s assets, as well as the four transformational, above-ground mixed-use precincts at Cross River Rail stations at Albert Street, Woolloongabba, Boggo Road and Roma Street. Throughout his career, Chris has been dedicated to creating places that enhance the lives of people and communities. He is passionate about the revolutionary power of urban renewal and takes great pride in unlocking economic benefits while delivering projects that have a lasting impact. With more than 20 years’ experience leading large-scale urban renewal projects, including roles as Head of Development and Executive General Manager Integrated Projects at Lendlease, Chris is a skilled strategist and leader. He has a proven ability to deliver superior stakeholder outcomes and strong financial returns and is driven by a deep sense of purpose — constantly seeking new ways to create better, more liveable and sustainable places. Chris has an Executive MBA from the Australian Graduate School of Management and a Bachelor of Applied Science in Construction Management from the Queensland University of Technology.
Briar Dowsett
Director – Real Estate Mandates
With more than 30 years’ experience in the finance, superannuation, real estate, infrastructure, and private equity industries, in her role as Director of Strategic Partnerships and Mandates, Briar is responsible for managing separate accounts, mandates, and partnerships, including the QIC Government Office Fund. Briar is also the Fund Manager for the QIC Property Fund and is responsible for driving the QIC Property Fund’s strategy, capital management, and investment performance. Briar is a member of the Property Council of Australia Capital Markets Division Council and their Capital Markets: Fund Managers Roundtable. Briar holds a Bachelor of Economics from the University of Sydney, is a Certified Practicing Accountant, and a Graduate Member of the Australian Institute of Company Directors (GAICD).

Stephen leads the Shopping Centre Management team across our Australian portfolio. Focused on providing outstanding experiences in the Centres, he is passionate about delivering innovative ways to respond to the changing customer trends in our industry. With over 15 years in the retail property sector managing some of the most iconic assets in Australia, Stephen plays a critical role in delivering on the Real Estate strategy. He is based in Melbourne.

With more than 25 years’ industry experience, Ryan is responsible for sharpening and executing QIC Real Estate’s strategic vision for the next phase of investment growth in his role as Director of Real Estate Strategy. Alongside this responsibility for advancing QIC Real Estate’s strategy, he works with Fund teams to analyse and devise individual Fund strategies, assess and evaluate investor needs, analyse real estate asset classes, assess risk and contribute to the investment process from origination. Ryan holds a Bachelor of Economics (Econometrics) from the Australian National University.

Nicholas is responsible for expanding QIC's capability in healthcare real estate, with the goal of growing asset exposure into quality, sustainable healthcare properties. With over 10 years' experience in healthcare infrastructure and real estate, he has experience across both the public and private sectors, and thoroughly understands healthcare real estate's demands and challenges. He is based in Sydney.

Charles leads the strategic direction of the QICs Core Plus Real Estate Investment in accordance with investor objectives. With over 20 years of experience in the Property and Finance industries in Australia and the United Kingdom, he is a member of the Fund Manager Round Table for the Property Council of Australia. Charles holds a Bachelor of Commerce from the University of Queensland and is a member of The Institute of Chartered Accountants Australia and New Zealand.

As Fund Manager for the QIC Town Centre Fund, Michael is responsible for leading the strategic direction of the Fund. Leveraging more than 22 years of funds and asset management and transaction experience, Michael is actively engaged in the initiatives and practices that serve the best interests of QTCF and its investors. Michael holds a Bachelor of Property Economics (1st Class Honours) from the University of Technology Sydney and a Master of Applied Finance (with Distinction) from Macquarie University.
